“We don’t take on every client.”
This isn’t something most companies lead with. We don’t lead with it because we’re trying to be exclusive or selective, but because of what we’re responsible for delivering.
At TURN Hospitality, saying yes to everything would be the fastest way to deliver something we’re not proud of. “Good enough” has a funny way of becoming obvious. Especially to guests, and that’s the worst.
Why the STRs We Manage Matter
There is no shortage of STR management companies out there. Most of them will take just about any client. They’ll even work to improve guest ratings. For them, the five-star rating is the goal. And that may be great, but we see it differently.
For us, the five-star rating is the baseline for an exceptional experience.
When we manage an STR, our job is to deliver a consistent, high-level guest experience. Every stay. Every guest. Every time. Not just to get the 5-star rating, but to set the standard of what a STR should be.
We want to achieve stays that are closer to an exceptional hotel than being just a “pretty nice place to stay.” And that standard changes everything for us.
Once your goal is consistency at that premium level, you recognize that not every property is set up to support it. Pretending otherwise usually leads to frustration on all sides.
Premium Isn’t About Price
“Premium” can be an uncomfortable word. It sounds expensive. Exclusive. Maybe even a little pretentious.
That’s not how we use it.
Premium isn’t about how big the home is or how much it costs per night. It’s about how the guest experience feels from start to finish.
- Does the design feel intentional?
- Does the space flow well?
- Do the details make the stay easier, more comfortable, more enjoyable?
- Is it spotless clean?
- Are there no obvious repairs needed?
Amenities play a role, but not in the way people think. A hot tub doesn’t make a property premium. A game room doesn’t either. Those things only matter if they actually improve the guest experience.
You can have all the right features and still miss the mark if they feel like afterthoughts. And on the flip side, a simpler home can deliver an incredible stay if everything is done with care and intention.
Because at the end of the day, Amenities aren’t about price. They’re about experience.
Also worth noting, no amount of good intent can overcome lighting that makes the living room feel like an interrogation room. Guests notice that.
Can We Ensure Every Review is a 5-Star Review?
This is the filter behind every decision we make, and deciding which STRs to support. Before taking on a property, we ask one simple question:
Can we confidently deliver a 5-star experience here, every single time?
Not occasionally. Or most of the time.
Every time.
Consistency is what builds performance. It’s what allows us to turn a good listing into a reliable, high-performing one. If we can’t confidently say yes to that question, then our complete STR management isn’t the right fit. Not because the property is bad, or the owner is doing anything wrong, but because the outcome wouldn’t match the standard we’re responsible for.
Some Properties Aren’t There Yet
There are a few common reasons why a property might not be ready for this level of consistency.
Sometimes it’s the experience.
- The layout doesn’t flow well
- The design feels mismatched or incomplete
- The furniture looks and feels cheap
Sometimes it’s the fundamentals.
- Cleanliness standards are lacking
- Comfort and usability haven’t been fully dialed in
- The small details that shape a stay aren’t there
And sometimes, it’s alignment.
- The owner’s goal isn’t to create a premium experience
- And they hesitate to invest in the property further
That gap matters.
Great results don’t come from great listings; they come from great experiences. We build those experiences intentionally.
It’s Never “No”, Just a Different Path Forward
This isn’t about saying no. It’s about not forcing a property into a model it’s not built for. Because when there’s a mismatch, everyone feels it.
- Guests notice when expectations don’t line up with reality
- Reviews reflect those small disconnects
- Performance plateaus
- Owners end up frustrated, even if things look “pretty good” on paper
A 4.8-star average rating can be a good sign of potential, but it doesn’t always mean a property is positioned to grow. Sometimes it just means expectations have been managed well for what it is. We’d rather be honest about that upfront than try to push something further than it can realistically go.
The good news is, there’s almost always a path forward. Some properties are ready for full, consistent 5-star delivery right now. Some need a few smart improvements to unlock that next level. But others are better off maintaining steady performance until the timing is right to invest further.
None of those are bad places to be. They’re just different starting points.
The Standard We Protect
At the end of the day, this comes down to one thing: We take outcomes seriously.
If we don’t believe we can consistently deliver a 5-star experience in a home, we won’t pretend we can. That wouldn’t serve the guest, and it wouldn’t serve the owner.
This isn’t about exclusion, it’s about alignment. And it’s about being honest enough to say, “Here’s what this property can realistically do right now, and here’s how we can help you move forward.”
If you’re not sure where your property stands, that’s a completely normal place to be. We’re always happy to take a look and give you a clear, straightforward perspective.
No interrogation lighting required.
